当过老总、副教授的房产经纪人:收入低了,但更有成就感

王斌火了。不是在他做工程师、副教授、地产公司项目总、辞职创业的时候火了,而是在他成为房产中介经纪人的第一年。

连日来,“公司老总转行经纪人”“经纪人曾是副教授”的标题把王斌送上了新闻头条,越来越多人开始“吃瓜”,还有人替他惋惜:好好的副教授、老总不做,为什么要当经纪人?

风口浪尖上的他从起初的开心,变得有些紧张和担心。4月28日,他在带客户看房的间隙接受了北京日报客户端记者的采访。

从设计院辞职后在家“睡”了一年

“经纪人需要客户,刚上‘头条’的时候还挺开心,当晚有好多人来加我微信。”但王斌后来发现,很多人只是关注他本人,而非房子。他开始担心被网友“扒”得太多,隐私过度曝光,影响家人。

一切都源于一张网络截图。截图内容是王斌在贝壳找房APP上的一段自我介绍:曾从事地产行业18年,做过13年结构设计师,持有土木工程高级工程师证书,做过两年房地产开发项目总,做过两年建筑工程第三方质量检测主任工程师……

真实的经历有过之而无不及。

80后王斌在大学本科期间主修建筑设计,毕业后就“名正言顺”地进入一家三甲省级建筑设计院,一步步成为高级工程师、副教授;2016年,他从设计院辞职,进入一家房地产开发公司担任项目总;2019年,他又再次“下海”,与大学同学创业,开办了一家第三方检测公司。

大家不解:设计师、主任工程师、副教授、项目总出身的王斌为什么来做房产经纪人?网友更感叹如今经纪人的“内卷”程度。但在王斌看来,很多人只看到了过去职业的光鲜亮丽,却看不到背后的苦。

“在设计院,加班已经成为一种常态,也因此失去了很多。”他用“身不由己”来形容那13年。朋友10次打电话约饭,9次他都在加班,久而久之大家就觉得是他在故意躲着。

所以,2016年辞职后,他在家中歇了一年都没有找工作。他觉得太累了,身体已经是亚健康的状态了,所以就什么都不做,睡了一年。

从设计师到地产副总,再到有可能“财富自由”的创业公司,十几年内三份工作在当下并不算频繁。不过,王斌觉得他性格其实本本分分、循规蹈矩的,甚至连新奇的东西都不追,不是一个愿意尝试新鲜事物的人。“有些工作是镜中花,等你摸到了,就会发现跟你想的不一样,压根就不适合你。既然做得不开心,为什么不离开呢?”他说。

40岁选择重新开始

去年,王斌离开了创业公司。走的时候,这家公司已经度过了创业初期的艰难,并且融到了资。但因为理念不合等原因,他选择第三次辞职。

这时候,王斌已经40岁。他试图回到房地产的“老本行”,但年龄的原因让他很难找到适合自己的工作,加之地产行业近两年不景气,投出的简历很多石沉大海。

选择到北京做房产经纪人是个偶然的机会。“跟很多人一样,我对房产经纪人的印象也不怎么好,动不动就会说是‘黑中介’。”去年,还在外地投简历的他,因为租房问题与房东发生纠纷,一直是过去签约时的经纪人帮着撮合和协调的,解决过程既专业、又暖心,也刷新了他对这个职业的印象。

一时找不到工作、又要养活一家人,王斌决定第三次转行——去年10月,经朋友介绍,他入职北京链家。他穿上灰色的修身西服,打起领带,戴上胸卡。只不过,这次成为了穿梭于楼宇间的房产经纪人。

相比从设计院辞职时的不理解、惊讶,家里人对他这次转行更多是尊重和祝福。“可能大家都觉得我这个岁数了,也知道自己要干什么了,再荒唐也不可能荒唐到哪儿去了!”王斌说。

但这一回是重新开始。他促成的第一单交易用了近3个月的时间,这个交易周期在北京二手房市场里并不算长。

去年11月,他的第一位成交客户陪着朋友到店咨询买房。看他介绍得仔细,反倒自己有了买房的打算。此后的三个月里,他带着这位客户看了超过50次房,每次都至少看两三套房,但对方却对每套房都不满意。

“时间太久了,我们已经成为朋友了。”成了朋友才得知,这位客户过去在国外当老师,更期望的是国外的住宅。他找准这一点,把目光从高楼林立的城区转移到了宽敞舒适、交通便捷的近郊,最终在昌平沙河成功签约。

这给王斌带来了极大的成就感:凭自己的专业,赢得了对方的信任,彼此形成了一种“背靠背”的关系。这让常年跟电脑打交道的他,感受到了人与人真诚交流的美好,“虽然经纪人收入可能会比过去低一些,但是这个职业给我带来的成就感更高。”

管比自己年龄小的前辈叫“哥”“姐”

突然火了,最惊讶的是他身边的同事。大家开玩笑:身边竟然坐着位副教授、地产公司老总。

“我特别怕他们不跟我玩了,其实我也不是有意要瞒着,就是觉得过去这些经历没必要谈。”好在,王斌的生活重归正常,同事们也没人再提。

房地产经纪人普遍年纪较轻,入行时间也早。同一家门店里,王斌见着前辈就喊“哥”“姐”,但其实这些前辈比他年龄小很多,因为跟他们的确学了很多东西。

在经历了几个月的磨合后,王斌认为这是他想要的,工作逐渐步入正轨。他也找到了自己的特色。如红遍网络的截图中所说,18年的地产行业经历少有人能比。带着购房人看房时,他讲起来户型、结构头头是道,甚至连装修都帮着出谋划策。

在一线城市里,一套房子动辄几百万、甚至上千万,交易过程中涉及的建筑结构、税费、产权等问题繁琐复杂,加之买房人对服务的需求越来越高,也倒逼着房地产中介行业升级。与客户打交道的经纪人也在悄悄变化。

在北京,多家房地产中介在招聘新经纪人时的门槛已经抬到了大学专科、甚至是大学本科的水准。一些先入行的老经纪人想要谋求更好的职业发展,也不得不通过继续教育、成人高考等方式提升自己。

在中介看来,更强的学习能力和知识结构,可以给予客户专业的购房解决方案和更加全面的咨询服务。以北京链家为例,目前经纪人中本科生达到50%以上,甚至还与34所高校建立了校企合作,并在4所高校中开设了“链家班”。

王斌转行做经纪人,还有一部分原因来自他的表姐。这位表姐毕业后在北美“跨行”做起了经纪人,凭借自己的专业程度,真正成为了一名置业顾问,获得了与律师一样受人尊重的社会地位。而这也是他规划的职业前景。
